Is Underfloor Heating Expensive To Run?

Underfloor heating is becoming increasingly popular within the UK, as it is an energy-efficient way to heat homes and reduce energy costs

If you’re considering underfloor heating compared to traditional heating systems, it’s important to understand the various factors that influence the cost of installing and running these systems – allowing you to stay toasty warm all year round.

Factors Influencing Underfloor Heating Costs

The cost of underfloor heating in the UK can vary widely based on the size of your home, the type of underfloor heating system you choose, and the age of the property.

Generally, for a typical UK home, the cost to install underfloor heating can range from £2,300 to £11,000. This wide range reflects differences in system complexity, property characteristics, and installation conditions.

Electrical Underfloor Heating Vs Water Underfloor Heating Systems

The type of system you select—electric or water—will significantly impact overall costs.

Electric underfloor heating systems are generally more affordable to install than water-based systems. However, they can be more expensive to run, depending on electricity prices and the efficiency of your home’s insulation.

In contrast, water-based systems, while typically more expensive to install, often result in lower running costs due to the efficiency of water as a heating medium compared to electricity.

Running Costs of Underfloor Heating Systems

The running costs of underfloor heating systems vary based on the system and the size of the property.

Electric underfloor heating tends to be more expensive to operate compared to water-based systems. This is largely due to the higher cost of electricity relative to gas. In 2023, the average cost of electricity is 34p per kWh, compared to gas at approximately 10p per kWh. Consequently, running an electric underfloor heating system can cost between £623 and £1,869 per year for rooms ranging from 10m² to 30m² according to research.

On the other hand, water-based underfloor heating systems are generally cheaper to run. Annual costs for operating a water system typically range from £184 to £552 for rooms of similar size, based on a gas tariff of 12p per kWh. This cost advantage makes water-based systems a more economical choice in the long term, especially for larger or frequently used spaces.

Installation Costs of Underfloor Heating Systems

The costs associated with installing underfloor heating can differ significantly between new builds and existing properties.

For new builds, installing underfloor heating is generally more straightforward and cost-effective. This is because the system can be integrated into the construction process from the beginning. Installation costs for underfloor heating in a new build can range from £2,300 to £6,500, depending on whether you opt for an electric or water-based system.

For older properties, the installation process is more complex and costly. Renovating an existing home to include underfloor heating can be significantly more expensive due to the need for additional modifications and the potential for unforeseen issues. Installation costs for electric underfloor heating in a renovated property typically range from £4,000 to £4,500, whereas water-based systems can cost between £10,000 and £11,000. This higher cost reflects the increased labour and materials required to retrofit the system into an existing structure.

Underfloor heating system considerations

Technology and Power Requirements

The efficiency and cost-effectiveness of your underfloor heating system are influenced by the technology used and the power requirements for your home.

Larger homes or properties with less insulation will require more powerful systems, which can increase both installation and running costs. For instance, different wattages are available for electric systems, and choosing the right one for your home’s size and insulation level is crucial for optimal performance.

Labour Costs

The cost of labour for installing underfloor heating can vary depending on your location in the UK.

Studies show an average labour rate of £30 per hour. However, if additional work is needed, such as enhancing insulation or making structural modifications, labour costs can increase. It’s important to account for these potential additional costs when planning your installation budget.

Insulation

High-quality insulation is essential for maximising the efficiency of underfloor heating

This is due to well-insulated floors retaining heat better, reducing energy consumption and costs. The cost of installing insulation typically averages around £1,400 in the UK. Good insulation also contributes to a more comfortable living environment by ensuring even heat distribution and eliminating cold spots which can cause dampness and even result in mould.

Underfloor Heating Costs by Room Size

The running costs of underfloor heating can vary depending on the size of the room and the type of system used.

For instance, heating a small bathroom (2-3m²) with an electric system might cost between 4p and 9p for two hours. In contrast, a medium-sized bathroom (4-5m²) may incur costs ranging from 8p to 11p for the same duration. Larger spaces such as medium-sized kitchens (13-15m²) can cost around 32p or less for two hours, while large kitchens (15-25m²) may see costs between 32p and 54p.
